WINTERIZATION & SEASONAL CARE

Property winterization.
Plan before the freeze.

Cold-weather preparation starts with the property, its occupancy and local conditions. SIERRA MAP LLC coordinates winterization and seasonal care for vacant homes, rentals and managed residential properties.

01 / THE SCOPE

A winter plan that fits the property

A home in a mild climate and a home facing prolonged freezes may need different preparation. Share the property location, whether it is occupied, and what is known about heating and water service. We use those details to discuss the scope, priorities and timing, rather than treating every property as the same checklist.

Exposed-pipe protection

Review accessible exposed pipes and insulation needs as part of the agreed seasonal scope.

Outdoor faucets

Prepare outdoor water connections and review suitable faucet protection for the property.

Hoses & exterior areas

Garden-hose disconnection and storage preparation, with attention to outdoor water-use areas.

Doors & weather seals

Check entry-door seals and coordinate weatherstripping where included in the work order.

Leaves & drainage

Clear wet leaves and debris around accessible drainage areas, paths and exterior approaches.

Seasonal follow-up

Discuss condition checks, entry care and further seasonal needs as weather and occupancy change.

02 / PLAN THE WORK

Information to include in a winterization request

Tell us what is already known and flag anything uncertain. Water, heating and access arrangements matter when defining an appropriate scope for a vacant or occupied home.

  • Property address, occupancy and access arrangements
  • Known heating, water-service and shutoff information
  • Photos of exposed pipes, outdoor fixtures or problem areas
  • Preferred timing and any earlier winterization records

CARE WITH A CLEAR SCOPE

Seasonal support across different climates

From our Texas base, we support property-service requests across the United States. Share the address so we can confirm scope and scheduling for the area. Seasonal care should be reviewed when occupancy, utility status or weather conditions change. Preparation helps address identified needs; it does not remove every risk of freezing or property damage.

03 / COMMON QUESTIONS

A little clarity.
Before we begin.

Have a specific property or scope in mind? Let’s talk through the details.

When should I request winterization?

Plan ahead of expected freezing weather and allow time to review access, utility status and the work needed. Timing varies by location, property condition and service availability.

Is winterization only for vacant homes?

No. Occupied rentals and other residential properties may also need outdoor-faucet protection, exposed-pipe insulation, weather seals or seasonal exterior care. The scope should reflect how the property is used.

Does this include a complete plumbing-system drain-down?

A complete plumbing-system winterization is a separate scope to confirm. Describe the systems and work required when contacting us; do not assume drain-down, pressure testing or recommissioning is included.

Can seasonal cleanup be included?

Yes. Include wet-leaf removal, accessible drainage cleanup or entry-area care in the request so we can review them alongside the winter-preparation tasks.
